How to make your vacation rental bookable by AI assistants
Updated October 24, 2026 · Threshold
Ask an AI assistant to “make my site discoverable and bookable by AI assistants” and you'll get good advice on the first half: let AI crawlers in, add structured data, put your prices and facts in plain words. Our guide to being discoverable covers that.
The second half is harder, and it's where most independent rentals fall out. When a traveler says “that one, book it”, the assistant has to do something a web page can't help with. This guide explains what, and the realistic ways to get there.
Found is not booked
To book a stay, an assistant needs four things it can get by asking, not by guessing:
Live availability
Which nights are open right now, checked against every calendar the place is on (Airbnb, Vrbo, your own), so it never offers nights that are already taken.
An exact price
The total for those dates and that party: nightly rates, cleaning and pet fees, discounts and taxes. Not “from $180 a night”.
The terms
House rules, the cancellation and refund schedule, check-in times and any deposit, in a form it can show the traveler before they commit.
A way to book and pay
A booking request the host can confirm, and a safe payment for the guest. An assistant shouldn't be handling card numbers itself.
A rental website shows these to people. It rarely offers them to software: availability and prices usually live inside a booking widget that runs in the browser, and booking ends in a form or a checkout page made for a person to click through. So the assistant describes your place, then sends the traveler to a site that can answer, often a big booking site.
Four ways to get there
1. Rely on the big booking sites
Some of the large booking sites already have their own apps inside AI assistants, so a place listed there can be booked through them. It works today and costs nothing to set up. But the booking, the commission and the guest relationship stay with the booking site, and your own website stays a brochure.
2. Ask your booking engine or property management system
Some property management systems and booking engines offer an API, and a few have started offering connections built for AI assistants (often called MCP servers). Ask your provider:
- Can an AI assistant check live availability and get an exact, all-in price through it, without a person clicking through the website?
- Can it send a booking request or take a booking, with payment handled safely?
- Is it open to any assistant, or only to partners your provider signs up?
- Does the booking come to you directly, or through a marketplace with its own commission?
If the answers are yes, this can be the simplest route for hosts who already run everything through one system.
3. Build your own connection
A developer can build an API or MCP server for your rentals. It's more than it looks: keeping availability in step with every calendar (so assistants never double-book you), quoting prices with fees and taxes exactly as your checkout does, taking payment safely, handling cancellations and refunds, and keeping it running. Expect weeks of work to start and ongoing upkeep. Then assistants still have to find and trust it, which usually means being listed in the directories assistants use for connections.
4. Use a service built for it
This is what Threshold does for independent hosts. You set up each rental once. An assistant connected to Threshold can check your dates against your other calendars, quote the exact price with fees and taxes, show your rules and refund schedule, and send you a booking request. You confirm each request, and the guest pays through Threshold without a booking-site commission. Your website, your Airbnb and Vrbo listings and your booking engine stay as they are. It's free to start.
A checklist for any booking connection
Whichever route you take, a connection is ready for assistants when it:
- answers “is it free for these dates?” from live calendars, not a copy from last week;
- returns an all-in price for the dates and party, the same total the guest will pay;
- includes the house rules, cancellation terms and check-in details as plain text;
- lets the host confirm or decline a request, or books instantly only when the host has chosen that;
- keeps payment off the assistant: the guest pays on a secure page or with a token from their wallet;
- holds back the exact address and door codes until a booking is confirmed;
- is documented, and listed where assistants look for connections.
Where this is today
Assistants booking stays is new. Most travelers still use an assistant to research, then book themselves, and an assistant only uses a booking connection once a traveler has connected it or the assistant offers it. Being discoverable pays off now; being bookable gets you ready for the step travelers are starting to take. Our free website check shows where your site stands.
Questions hosts ask
Can ChatGPT or Claude book my vacation rental?
Only through a booking connection they can use: something that answers live availability and an exact price, shows the terms, and takes a booking request or booking with safe payment. A website alone isn't enough, because booking widgets and checkout pages are made for people to click through.
What does an AI assistant need to book a stay?
Live availability checked against every calendar the place is on, an exact all-in price for the dates and party, the house rules and cancellation terms, and a way to send a booking request or book with secure payment that the host confirms.
Is structured data (schema.org) enough to make my rental bookable?
No. Structured data helps assistants find and describe your place. Booking needs live availability, exact prices and a way to book, which structured data doesn't provide.
What is an MCP server for a vacation rental?
A connection built for AI assistants (Model Context Protocol) that lets an assistant search a host's rentals, check dates, get a quote and send a booking request. An assistant uses it once a traveler connects it or the assistant offers it.
Do I have to list on Airbnb or Booking.com to be bookable by AI?
No. Some large booking sites have their own apps inside assistants, but an independent host can also be bookable through their own booking system's connection, a connection they build, or a service such as Threshold, without a booking-site commission.
The free website check reads your site the way an assistant does: whether it's turned away, whether the text is there, whether it's labelled as a place to stay.
