Agents can only book what they can read, trust and pay

A listing page made for people to scroll through isn't enough. An agent needs exact facts, like which room has the bunk beds, whether there are stairs, and how many dogs are allowed. Today the big booking sites hold all of that, so when an agent books your place, it books through them, and you give up 15–20% of every stay in fees.
