Getting started

How long does it take to list my place?

About 10 minutes. Paste the text of your listing from Airbnb, Vrbo, Booking.com or your own website, and Claude fills in the structured details agents look for: beds by room, stairs, pet rules, Wi-Fi and more. You check everything before anything is published. You can also start from scratch.

What happens after I submit?

A person reviews every listing, usually the same day. We check that the listing is really yours: either with a short code you add to your booking-site listing, or, if your place is only on Threshold, against public property records. We email you as soon as it's live.

Do I have to leave Airbnb or Vrbo?

No. Keep your listings there; they still bring most travelers. Threshold adds a direct channel next to them, and keeps calendars in sync so a booking anywhere closes the dates everywhere.

Can I list a place that isn't on any booking site?

Yes. Tick “This place isn't listed on Airbnb, Vrbo or Booking.com” when you start. You'll run your calendar and prices right on Threshold.

Calendars and double bookings

How do calendars stay in sync?

On your listing's Calendar tab, paste each booking site's calendar export link (on Airbnb: Calendar › Availability › Connect calendars › Export calendar). Then add your Threshold calendar link to each site's "Import calendar" setting. We re-read your calendars before every quote and every 30 minutes; booking sites read ours every few hours.

Can I block dates?

Yes. On the Calendar tab, tap the first and last night, then Block. Add a private note if you like ("family visit", "phone booking"). Blocked nights go out in your Threshold calendar link too.

Can I see my bookings on my phone's calendar?

Yes. The Calendar tab has a private link you can add to Google Calendar or your iPhone. It shows each booking with the guest's name, party and a link. You can reset the link anytime.

What if I get double booked?

Calendar links sync every few hours, so a clash is possible. If we spot a reservation on a booking site that overlaps a Threshold booking or request, we email (and text, if you've turned that on) you right away. Decline or cancel the one you can't host.

Prices

How are my direct prices set?

You enter what you charge on your main booking site. By default, guests pay about the same total as there (with no service fee on top) and you keep the difference. Slide "Pass savings to guests" to share some of it: AI agents then tell guests how much less they pay than on Airbnb or Vrbo.

Holidays, weekends, longer stays?

Set weekday and Friday/Saturday prices, a 7+ night discount, and date ranges with their own prices and minimum stays (holidays, peak season) on the Pricing tab.

What about cleaning and pet fees?

Add a cleaning fee on the Pricing tab and a pet fee with your pet rules on the Details tab. Both show in every quote.

Booking requests and instant book

How do booking requests work?

You get an email (and a text, if you've turned on text alerts) with a one-tap link: open it, check the guest and dates, tap Accept or Decline. No sign-in needed. You choose how long you have to answer (1 to 24 hours) on the Details tab; we remind you before a request expires.

What's instant book?

With instant book on, guests and agents can book without waiting for you, as long as your calendars are syncing. Agents prefer listings they can confirm on the spot. You can still cancel if you must, with a full refund to the guest.

Can I see how a guest behaved on past stays?

Yes. Each request shows the guest's history with Threshold hosts: how many stays, how many hosts would host them again, and their average rating for cleanliness, communication and house rules. After each stay you rate your guest the same way. Other hosts see those ratings; your optional private note is only for you and your co-hosts. Reviews are double-blind: your rating and the guest's review are revealed together, or 14 days after check-out. Guests see their ratings and can reply once. Guests are matched by email and phone, so someone using a new email won't show up.

Can I message the guest?

Yes, on the booking's page, or just reply to the booking email: it goes straight to the guest. Guests' AI agents can read and send messages for them too.

Payments and payouts

How do guests pay?

By card, on a secure Stripe form. With requests, the card is only authorized until you accept; it's charged when you accept and released if you decline. You can also let guests reserve now and pay later (Pricing tab).

How do I get paid?

Choose on your Payments page. With Threshold handles payments, we collect from guests and pay you 24 hours after check-in, minus the card processing cost; we handle disputes and chargebacks. Paid directly puts the money straight into your own Stripe account when you accept; it opens up after 5 completed Threshold stays, or right away for listings with 20+ reviews at 4.5+ stars on a booking site.

What does Threshold charge?

Guests pay no service fee. Hosts pay a Threshold fee of 0% of each booking, plus Stripe's standard card fee (about 2.9% + 30¢). The first 100 hosts to go live are founding hosts and pay 0% for 12 months, even if fees start sooner. We'll always give 30 days' notice before introducing or changing a fee.

Cancellations and refunds

What if a guest cancels?

They're refunded under the cancellation policy you chose (Flexible, Moderate or Firm), and you keep the rest. See cancellation policies.

What if I need to cancel?

Use Cancel booking on the booking's page. The guest gets a full refund. Cancelling hurts guests' trust and your listing's track record, so only do it if you must.

Taxes

Who collects lodging tax?

For direct bookings, you're responsible for registering and paying lodging and sales taxes. On the Pricing tab we show which taxes usually apply at your address and where to look up rates; whatever you set is added to every quote and collected with the booking.

How do I file?

The monthly tax report (from your Earnings page) totals what you collected by tax, split by night for stays that cross months, with a CSV for you or your filing service.

AI agents

How do AI agents find my listing?

Through web search (your listing page is indexed), Threshold's agent server that AI apps connect to, and AI directories. The Agent view tab shows exactly what agents see and a score for how complete your listing is; a complete listing gets matched to more searches.

What do agents see about me?

Your listing's details, photos, prices, rules and an approximate location. Never your exact address, your email or your check-in instructions; guests get those after a confirmed, paid booking.

Alerts, co-hosts and your account

Can I get notifications on my phone?

Yes, free. On Android or a computer, open your Account page and turn on notifications. On iPhone (iOS 16.4 or newer), first add Threshold to your Home Screen: in Safari tap Share, then Add to Home Screen. Open it from there, sign in with the 6-digit code from the sign-in email, and turn notifications on in Account. You get new requests, reminders, bookings, cancellations and guest messages; tap one to open it.

Can I get texts for new requests?

Yes. Add your mobile number on your Account page and choose which alerts you want.

Can someone help me manage my listings?

Yes. Invite co-hosts from your Account page. They can answer requests, message guests and edit listings and calendars; payments, payouts and your account stay with you.

Can I invite other hosts?

Yes: your Account page has a personal invite link. Hosts who join through it are tagged as your referrals.
