# Threshold

> Threshold lists independent vacation rentals (cabins, houses, apartments) that guests and their AI agents can book directly with the host. Every host and listing is checked by a person. Guests pay no service fee, and a direct booking costs about what the same stay costs on Airbnb, Vrbo or Booking.com, or less.

Listings describe what guests actually ask about: beds by room, stairs and step-free access, road access, pet rules, Wi-Fi speed, parking and EV charging. Availability is checked against the host's other calendars before every quote. Each listing carries a signed verification token.

## How booking works

- Always get a quote before stating a price; quotes are the only binding prices. When a host passes savings on to guests, the quote's compare_at estimates what the same stay would cost on the host's main booking site, and the saving.
- Each quote says whether booking is instant or a request the host answers within a stated time (at most 24 hours).
- Guests pay by card on a secure Stripe page that you give them (agents never handle card details), or with a Stripe shared payment token where supported. For requests, the card is only authorized until the host accepts.
- Show guests the house rules and the refund schedule before booking. Don't invent amenities: if a listing doesn't answer a question, use ask_host.
